The National Association of REALTORS® (NAR) Confidence Index Survey for August 2021 reveals a slowing housing market with demand still outpacing supply. Key findings include: 1. Homebuying activity declined, as indicated by the Buyer Traffic Index dropping to 61 from 64 the previous month and 76 one year ago. 2. Supply remains weak, with the Seller Traffic Index holding at 47 (47 in the prior month and 45 one year ago). 3. Average number of offers on homes closed decreased to 3.8 from 4.8 the prior month but is higher than the 3.2 one year ago. 4. Slightly more than one-quarter of offers were above the list price, down from 50% the previous month. 5. Properties sold in less than one month decreased to 87% from 89% the prior month and 69% one year ago. 6. First-time buyers accounted for 29% of sales (30% in the prior month and 33% one year ago). 7. Cash sales as a percentage of residential sales increased to 22% (23% in the prior month and 18% one year ago). 8. REALTORS® expect a slight year-over-year decline in sales transactions in the next three months (-0.5%) and home prices (-0.5%). 9. The pandemic continues to influence buyer preferences, with 59% looking for homes enabling remote work and 88% purchasing in suburban, small town, rural, or resort areas. These findings indicate a market adjusting to changing economic conditions and consumer preferences, with a continued focus on remote work and suburban living.
