3、,up$18 on the previous year,while occupancy in major business hubs averaged 73.7%,1.3%higher than in 2024.However,market conditions vary significantly byregion.North America recorded the largest increase,with ARR up$40 to$291,while Europe rose$25 to$217.The Middle East andAfrica climbed$27 to$234.As
4、ia remained comparatively stable at$173,while Australia and New Zealand saw a modest decline of$5to$147.These regional differences directly influence buyer leverage and negotiation dynamics.At the same time,buyers operate in a less predictable environment.Geopolitical tensions,regulatory changes,and
5、 extreme weather events are affecting travel patterns and hotel availability inways that are difficult to forecast.Strong demand does not always mean stable conditions,meaning programmes must account for disruption,as well asgrowth.As a result,hotel sourcing is becoming more nuanced.In high-demand m
6、arkets,well-managed programmes and fixed negotiated rates provide important protection against volatility.FCM Consulting data shows contracted,and consortia rates continue to deliver significant savings,compared with thebest available rate(BAR),whilepublic rates can fluctuate by up to$62globally.Afo
